Land Problem Weighs on New Home Sales


There are signs that the spring selling season seems to have cooled off for new homes, as the Census reported Wednesday
that as of June, builders are on pace to sell just 350,000 newly built homes in 2012, an 8.4% decline from May. New home sales are coming off a fairly deep bottom -- 2011 was
the worst year on record for builders, with just 306,000 homes sold -- and compared to the sales pace of 304,000 in June 2011, last month's numbers are quite strong.


But in general, the new-home construction industry has
struggled to gain momentum, despite a broad rally in home-builder stocks over the last nine months. This is particularly frustrating for builders, who are watching from the sidelines as other parts of the housing market -- specifically, existing home sales and home prices -- seem to have bottomed out, and appeared in many markets poised to turn a corner.


A combination of factors is holding them back: mortgage
credit remains tight, and many consumers are still spooked by instability in the global economy, particularly with Europe's debt woes. But one factor in particular seems to be rearing its ugly head: the lack of profitable land.


The last four to five years have been slow for land developers,
the companies that pave roads, lay pipe for sewer lines and handle the paperwork to lay out subdivisions.
That's because the housing bust seemed to prove that most parts of the suburbs - where most of the large tracts of land that builders like to build on are available - are overbuilt. That realization, along with the grim reality of the 2008 credit crunch, has kept banks from lending land developers the capital they need to invest in land and prepare it for builders.


For builders, that means lower margins, fewer new communities and fewer sales. Housing starts, though
trending up, are still 60% below where they were in 2002, before the bubble got inflated.


"We've heard the builders moaning about the lack of land,
lack of land.
Now we are starting to see that," said John Burns, a prominent home-builder consultant. "The master planners are holding out for better prices, the farmers are holding out. The land sellers are all waiting for the market to come back. The result is the builders can't find land at the prices they want."


According to a recent study by Mr. Burn's firm, only three of
the 13 publicly traded builders have seen an annual increase in the number of new communities with homes for sale. And some of the largest builders have seen double-digit percentage declines in the number of new communities.


Wednesday's numbers, as with all government data, come of course, with a grain of salt. The decline in new home sales in June from May looks worse than it might otherwise look
because May's figure was dramatically revised upward. In other words, for May, the Census Bureau initially projected that builders were on pace to sell 369,000 homes. A month later, after revising the figures, the bureau, a division of the U.S. Commerce Department, said that the May sales pace was actually 382,000. June's 350,000 figure has not yet been revised, and is still a projection, and the changes come with a high margin of error.


"Monthly sales numbers are volatile," wrote Teunis Brosens,
an economist with ING Bank NV, in a research note. "Even including this month's setback, the trend remains positive.
Sales are improving slowly but steadily, led by improving home-builder confidence. We remain of the view that home-building activity has bottomed and should continue to improve in the coming months."


June's figures also showed a significant difference in new
home sales in different parts of the U.S. The Northeast, for example, got clobbered, with sales falling to just 16,000 homes, the same level as a year ago, and a decline of 60% compared with May. Sales fell from 198,000 in the South during May to 181,000 in June. The Midwest and the West regions of the country saw modest gains.


Most public builder stocks were in the red as of mid-morning,
with the Dow Jones U.S. Home Construction Index down 1.5% on the news.

World's Longest-Living Women Aren't in Japan Anymore

"longevity" buns, after all.
Hong Kong's female octogenarians can now claim the title of the longest-living people on earth.


Though Japanese women have ranked as the world's longest
living for decades, the expected lifespan for Japanese women
dipped to 85.9 years in 2011, down from 86.3 the year prior, in part because of the disasters the country suffered last year. Similar declines in lifespan for men were also recorded,
Japan's health ministry reports.


Hong Kong may be notorious for its smog and stressful
lifestyle, but in 2011, the average lifespan of Hong Kong women was a robust 86.7 years, according to the government. Local experts cite the city's advanced, extremely affordable healthcare, high levels of activity and healthy diet as factors.


"People in Hong Kong are meticulous with their diet
nowadays," says David Dai, a doctor at the public Prince of Wales Hospital, where he's practiced for 10 years. "We stick to an Asian diet. Vegetables are not a problem, and our eldest don't (eat) a lot of meat. Food is steamed, or stir-fried. There's not a lot of grease." The city's fish-heavy diet also promotes health, says Dr. Dai, as do the early morning walks and tai-chi routines of its eldest residents. The fact that so many Hong Kong residents are able to afford the services of a domestic helper also likely contributes to local's impressive longevity, says Dr. Dai, adding that such attendants in the house can help guard against falls and encourage the elderly to take their medicine on time. Currently, Hong Kong is home to some 300,000 domestic helpers, mostly from the Philippines and Indonesia.


For Hong Kong residents, affordability of healthcare is key,
analysts say. For example, Dr. Dai says, any treatment at a
Hong Kong public hospital costs just HK$120 (US$15.50) a day. And if a retiree visits a public hospital under the city's social security assistance scheme, all their treatments are free. "Whatever they need--if it's a hip fracture, if they need surgery, all their medicine, all this is provided free of charge," he says.


Still, government critics argue the city should do more to help
the city's elderly, some who are forced by Hong Kong's astronomical housing prices to live in its hot and cramped "cage homes," which can measure just a few paces.


"Longer life is a blessing, but we don't have any real
economic or income protection for the elderly," says Wong Hung, a professor in the Chinese University of Hong Kong's social work department, who notes that one-third of the city's elderly live in poverty. Though the government offers people aged 65 and above HK$1090 (US$140) in a monthly subsidy, a so-called "fruit money" stipend, critics say the sum isn't
enough to allow them to survive. In the mornings, says Mr. Wong, it's not uncommon to see groups of elderly women hanging around the city's subway stations to try and collect as many free newspapers from vendors as possible, so they can sell them as recycled paper and eke out a living.


"We should also think about quality of life, not just life expectancy," says Mr. Wong.

List Prices Have Increased, But Inventory Remains Low

Housing inventory across the country is down. If you're in the real estate business you probably know this. If you aren't, it might as a surprise; there are simply fewer homes going on the market than there were a year ago, or even two years ago.


At the same time, housing prices have not dramatically increased. With fewer homes on the market, list prices should rise as more people compete for a smaller amount of property.


It's a head scratcher. CoreLogic has a theory for one part of the problem. Economists at the Californian company argued price declines are keeping sellers off the market. The company found the supply of homes for sale drops as the number of homeowners who owe more than their houses are worth rises.


The presence of negative equity not only drives foreclosures, reduces the availability of purchase down payments and impedes refinances, but also restricts the ability of owners to list their homes for sale as the demand side of the market improves.


Recently, Movoto Real Estate researched the 50 largest cities in the country to see just how low inventory has dropped in the past year and whether list prices have truly remained flat. What we saw was in cities that have been most affected by low inventories, list prices are starting to creep back up.


Supply, Demand, and Median Price, Oh My!


This is only the tip of iceberg. In nearly all of the top 50 cities, inventories declined. If we believe the data, this indicates that nationally, it should be a sellers market. In other words, more people are competing for a smaller set of houses. With more people  competing for housing, the median list price of each house should, on a theoretical level, increase. In some areas this held true. In others it didn't.


Below are 5 cities with an inventory shortage that have seen an increase in the median list price of houses on the market.


1. Las Vegas, NV
In the past two years Sin City has seen a large increase in the median list price of homes for sale. Compared to a year ago the median list price is up 40%. Compared to 2 years ago the median list price is up 48%. This is a gain of $48,950 in the past year. Maybe it's time to take a gamble on the market.


2. Phoenix, AZ
A year ago the median list price of a house in Phoenix was $109,000. Today the median price is $142,000-up 30%. More telling, the list price is up 18% compared to 2years ago. In the past year the median list price has increased $33,000.

3. Mesa, AZ
America's table has seen serious improvements. Compared to two years ago, the median list price of a house is up 10 percent. Compared to a year ago, home prices are up 25 percent. This means that the list price has increased by $29,373.

4. Miami, FL
Miami's median list price has steadily risen in the past two
years. It's up 30% compared to 2years ago, 23% compared to a year ago, and 14% compared to just 6 months ago.
The current median list price is $245,000. In the past year, Miami list prices have gained $46,000.

5. San Francisco, CA
The Giants' home turf is up 11 percent compared to 2years ago and 19 percent over last. Something we find extraordinarily interesting is the median price range of a San Francisco listing has significantly increased. The current list price is almost a quarter higher than it was 6 months ago.
Overall, in the past two years the median list price has increased by $126,000.


A gradual increase in the price of homes in areas that have been most affected by low inventory. This could be an indicator the housing market has finally pulled out of its slump.

Why Aren't There More Homes for Sale?

It's no secret to anyone who has watched the real-estate market over the past year that the number of homes for sale has dropped sharply, especially in hard-hit markets such as Miami, Orlando and Phoenix.


Economists at CoreLogic have new evidence showing how big price declines are keeping many home sellers on the sidelines. They found that the supply of homes for sale declines as the rate of negative equity -- or the share of borrowers who owe more than their homes are worth -- rises.


Markets where more than half of all borrowers were underwater had enough inventory to last 4.7 months at the current rate of sales in April, below the national average of 6.5 months. Meanwhile, markets where fewer than 10% of borrowers were underwater had 8.3 months of supply.


"The presence of negative equity not only drives foreclosures, reduces the availability of purchase down payments and impedes refinances, but also restricts the ability of owners to list their homes for sale as the demand side of the market improves," wrote Sam Khater, a senior economist at CareLogic.


This helps not only big inventory drops in markets that are feared to have large numbers of potential foreclosures -- the feared "shadow inventory" -- but it also sheds light on why prices are rising at the bottom end of the market. Negative equity is more pervasive at the low end, which suffered bigger price declines, and so the supply is also tighter.


This "can't sell" cohort of homeowners isn't the only reason inventory is low. Many hard-hit markets have seen an influx of well-funded investors scooping up foreclosures that can be rented out, meaning inventory is being taken off the market, at least for now.
Meanwhile, banks have sharply slowed down their foreclosures processes after being caught fraudulently processing the paperwork required to take back those properties two years ago.


And even homeowners with equity may be unwilling to sell at today's lower price. This is particularly true of borrowers with less than 10% home equity, who may be depending on that cash to pay their real-estate agent and to fund a down payment and closing costs for their next home purchase.

Home Remedy for Athletes Foot


This is one of the most common and irritating foot infections. This usually spreads through wet socks, bedding on bathrooms or swimming pools. This infection spreads due to dampness. The best thing to do is to keep your feet dry.
Here, is a useful home remedy....


Ginger or Garlic : Soak your feet in a basin of warm water containing either a few
pods of crushed garlic or crushed ginger.
Add to this a little alcohol. Soak feet for 10 minutes. Remove feet and dry them thoroughly.
Repeat 2-3 times a day. This provides immense relief. An all purpose foot cream can easily be prepared at home too.



How to stop Snoring?
Snoring is the sound produced, while sleeping, due to the vibration in the respiratory structures.


1. One of the best way to stop snoring would be to lose weight. This might
surprise you, but weight lose reduces and even ends snoring.


2. Another way to stop snoring would be to lessen, better stop smoking. It is said
that smoking causes increases nasal congestion and mucous in the throat area.


3. Alcohol causes relaxation in the soft tissues and muscles in the throat, leading
to snoring. Reducing the intake of alcohol can lessen, or even stop snoring.


4. The ideal posture while sleeping would be on the sides. This would reduce the
intensity of sound created while snoring.


5. Olive oil is said to reduce snoring. Take 2-3 sips of it before going to bed. This
would lessen the noise and also stop snoring after some times.


6. Follow a regular sleep routine. Sleep at fixed times and get up at the same time. This is believed to reduce snoring.


7. In boiling water, place a bunch of sage and let it steep. Allow it to cool. Before
going to bed, strain this mixture and gargle with the liquid. This will prove effective in reducing snoring.


8. Avoid having heavy meals or foods that are too spicy or oily, in dinner. They tend to aggravate the problem of snoring.


9. Elevate your head - Try elevating the head of your bed four inches, which may
make breathing easier and encourage your tongue and jaw to move forward. Sleep without a pillow (or with a specially designed pillow) to make sure your neck muscles are not crimped. It will help you to stop snoring.


10. Clear your nasal passages - Having a stuffy nose makes inhalation difficult and
creates a vacuum in your throat, which in turn leads to snoring.
Nasal decongestants or nasal strips may help you breathe more easily while sleeping. Antihistamines can help with allergies, but will relax throat muscles and cause snoring.
